Home Repair Assistance for Seniors?

I just discovered today that my hot water heater metal pipe has been leaking. It is located in one of my bedrooms used as storage. This may have been happening for awhile, as there is mold smell in room. I will be assessing the damage as soon as possible, but assume the carpet will have to go, flooring and possibly walls (all or lower). I have dry wall on walls. The house is about 12 years old, a Fuqua manufactured home, bought new.

I have well water, which I was told can be corrosive on metal pipes. I am only working one day a week and cannot afford this catastrophic kind of repairs. Is there any kind of financial help available for me? My son also lives with me and is going to school full time, and depending on me for support.
