I acquired, back in 1998, a 18x22 Garden of Prayer Renaissance edition 179/400 with an authentic lighthouse sketch by Thomas Kinkade on the back of the canvas. I am in a situation where I am looking to sell. What would be a fair market price for it?

Is there a photo of the piece?
Kincaide pieces are all over the place in value and since there are so many varities of the same print/painting in various sizes and frames it is not easy to give a value with out seeing an exact match to yours.
A quick scan of eBay sold itens today shows a smaller version going for in the mid teens and a slightly larger where a best offer was accepted starting in the 700 range... best offer is frustrating as the "best offer" could have been one cent or one cent under asking price or anything in between: www.ebay.com/
This huge variability is why it is critical to do an apple to apples match between your piece and what has sold.
I suggest checking back to eBay every few days and looking for another one in your series to come up. Use the sold feature, not currently listed asking price to value yours. Current auctions just tell you what the seller thinks it's worth. Sold price tells you what someone was willing to pay for the item.
Selling is a challenge because they are hard to ship. Profit is lowered with fees, especially if you sell online.
I hope yours is on the high end, but sadly you may not recoup what you paid for it. Let me know what you learn!
It would actually have been nice to see a photo of this item. But since you did not add one I am going by the different prices I've seen online. They are ranging from $450 to $700. I would suggest taking a look on eBay and see if you can find your exact print and how much they are asking for this one.
